What owners usually want to know.

  • Berlin has an anti-misuse regulation (Zweckentfremdungsverbot) — short-term rental requires a permit with a so-called WE-Nummer. We handle this process with our in-house architect. We design the change-of-use, guide the communication with authorities, and bring properties to market in full compliance — from individual apartments to office spaces with conversion potential.

  • The minimum commitment is flexible. We prefer long-term contracts — typically 5 years and up, and for the right properties we are willing to sign up to 20 years. Shorter pilot phases per property are possible if you want to test us first.

  • Our terms are in the market-standard range for full-service management. The exact commission depends on the setup — management contract or lease, property size, level of furnishing. In a 20-minute initial call we will calculate this concretely for your property.

  • Currently Friedrichshain, Charlottenburg, Kreuzberg, Mitte and Steglitz. Expansion into other central locations is possible. We evaluate each property individually — location, demand, furnishing — before committing.

  • You receive a transparent monthly income report — in a format your tax advisor can process directly. The actual tax filing stays with your tax advisor (tax advisory is legally reserved for licensed professionals). Additional documentation and accounting tasks around your rental are arranged individually based on contract type.

  • This depends on the booking channel. Platform bookings are covered by the respective host protection — Airbnb AirCover (up to 3 million USD) or Booking.com Partner Liability Insurance. Direct bookings on the Loftly website are covered by our commercial liability insurance plus a per-guest security deposit. We additionally screen every guest before arrival.

  • For move-in-ready apartments, typically 2–4 weeks: initial call (20 minutes), viewing and offer, optionally furnishing and professional photography, listing creation. The first booking usually occurs within 7 days of going live. For properties requiring conversion the timeline extends accordingly.

  • For move-in-ready, furnished apartments there are no start-up costs for you. For empty or convertible properties, we can take over planning, furnishing and equipment. The terms — as investment, offset, or within a lease model — are arranged individually.
