§ 03 · Working together

Three ways to work together.

No off-the-shelf model: together we find what fits you and your property, and talk openly about every term.

Management

We run your apartment for you. You remain owner and landlord; we handle guests, pricing, cleaning and accounting, in return for a transparent share. Every month you see exactly what your apartment earned.

Lease

We rent your space long-term at a fixed rent. You get predictable income on a fixed date, and a tenant who cares for your property as if it were their own.

Partnership

An individual model we develop together: for example a fixed base plus a revenue share, or joint project development. Makes sense for larger spaces and special properties.

§ 04 · Security

Your property stays on the safe side.

Legality, rent, condition: the three worries every owner has first, taken seriously before you even voice them.

  • Rented out legally and cleanly

    Short-term rental in Berlin is regulated, and that is a good thing. Registration, permits and reporting duties are part of our operation: we only run properties that are set up cleanly, and we take care of the official paperwork.

  • Rent on a fixed date

    In the lease model your rent arrives on time, regardless of how well the month was booked. And you know who your tenant is: two hosts with names and faces, not an anonymous special-purpose entity.

  • Insured and documented

    Guest screening, deposits and insurance cover are part of every stay. We record the condition of your apartment at handover and regularly after that. If something does happen, we settle it, and you read about it in the report.

§ 05 · Process

From first call to first guest.

No project that drags on: for a move-in-ready apartment, two to four weeks usually pass between the first conversation and the first guest.

    We look at your apartment, listen to what you have in mind, and tell you honestly whether it fits.

    Assessment

    You receive a clear recommendation: which model fits your property and which terms apply. Everything is in writing before you sign.

  3. 03

    Furnishing

    We furnish, photograph and put the listings online. Your apartment becomes bookable without you lifting a finger.

  4. 04

    Operation

    From the first guest on, we handle everything: bookings, welcome, cleaning, maintenance. And every month your report arrives.

§ 06 · Search profile

What we are looking for.

We grow in Berlin deliberately, property by property, and only where a place can legally operate as guest accommodation.

  • Residential & apartment buildings

    Individual apartments or entire apartment buildings in good locations that are suitable for serviced-apartment operation. Move-in ready or with potential: on request, we plan and organise the furnishing and equipment completely.

  • Office space & mixed-use buildings

    Whole office complexes for conversion, as well as mixed-use buildings with a commercial share. We bring the concept, architects and permitting experience.

  • Existing accommodation businesses

    Serviced apartments, boarding houses or similar commercial accommodation businesses already in operation, where we take over running the business.

What matters most to us is always the legal eligibility as a guest-accommodation business: we check that first, before we talk about anything else. Something in between? Reach out anyway: most properties are more individual than they look at first glance.

§ 07 · Execution

From concept to opening.

When your property needs more than furniture: an experienced team of architects and construction partners carries conversion and change of use, without friction between trades.

§ 08 · Questions

What owners ask us first.

The questions that come up in almost every first conversation, answered openly.

  • In the management model you pay a transparent share of revenue. In the lease model nothing, because there we pay you rent. One-off investments such as a conversion sit with the owner and increase your property's value; we contribute the concept, furnishing plan and operation. All numbers are fixed before signing. There are no hidden costs.

  • During operation, responsibility sits with us. Every stay is covered by a deposit and insurance, and we document the condition of your apartment continuously. If something does break, we commission the repair and recover the costs from whoever caused it, not from you.

  • Yes, and refreshingly uncomplicated in our case: we work exclusively with commercial units, such as vacant offices or retail spaces, not classic residential space. That means Berlin's residential-use restriction (Zweckentfremdungsverbot) never comes into play for us in the first place. Before the first guest moves in, we still assess your property's starting position and handle the ongoing reporting duties. You won't have to set foot in an office.

  • A management contract, a long-term lease at a fixed rent, or an individually developed partnership model. Terms are agreed per property. We think long-term but never push. Every contract is written so you can understand it without a lawyer.

  • Then we talk, and we talk early. Terms and exit windows are in the contract from day one, and there are no hidden renewal clauses with us. If you sell, the running operation can even help: a well-kept apartment with clean accounts shows every buyer what the property can do.

  • We integrate existing furniture where it fits the concept, and complete the rest from our own furnishing concept. Ongoing maintenance is part of the operation: small repairs are handled directly by our network of tradespeople, larger ones we agree with you first. Compared to a classic long-term rental, we simply see your property far more often: professional cleaning happens several times a week, and its condition is checked continuously. Small defects surface early, before they turn into bigger ones, and we keep a permanent eye on furniture and equipment too.

  • Our guests include business travellers and project workers, families, international visitors, medical visitors to the nearby hospitals, and longer-stay guests. However different the reasons for their stay, one rule applies to every guest alike: they agree to our house rules at the time of booking.

  • Every guest agrees to our house rules when booking, and we enforce them: quiet hours are binding, and parties are ruled out entirely. If a noise complaint comes in from the neighbourhood, we act on it immediately, not the next day. Neighbours and owners alike can always reach us in person for this. A good, long-term relationship with the building community matters to us, because that's what protects your property best over time.
